Where do the interest rates come from?
Weekly national averages published by Freddie Mac (Primary Mortgage Market Survey). They update every Thursday. They are averages, not a quote — your lender's rate will differ based on credit score, loan size and points.
Are the property taxes accurate?
The app applies the effective property-tax rate for the state you pick, plus a state-level insurance estimate. Actual bills vary by county, city and property. Every value is a slider you can override with your real numbers.
Why does PMI appear?
Private mortgage insurance is normally required on conventional loans when the down payment is under 20%. The app shows how much more you'd need to put down to remove it. FHA loans use MIP instead; VA loans use a funding fee and no monthly insurance.
Pasting a listing link doesn't fill in the price
Some listing sites block automated reads. When that happens the app still applies the state from the link, and you set the price with the slider. Redfin and Realtor links usually work best.
Rate alerts didn't arrive
Alerts run as a background refresh task, so iOS decides when to schedule them — usually once a day when the device is unlocked and on Wi-Fi. Make sure notifications are allowed for the app in Settings, and that Background App Refresh is on.
Do you collect my data?
No. There are no accounts, no analytics and no tracking. Your scenarios stay on your device (and in your own iCloud, if enabled). See the privacy policy.
